Opportunity overview

Guinness Developments Limited (GDL") have awarded a build contract with Stonebond Properties (Birmingham) Limited. This scheme is a traditional land and build "package" brough to GDL by Stonebond, which will result in the construction of up to 60 homes on land at Corinthian Way, Cheltenham, GL51 6UP. The package deal comprises the unconditional purchase of land from Stonebond by GDL and the construction of the new homes as an exempt transaction under Procurement Act 2023. The Contracting Authority will be GDL who are a subsidiary of The Guinness Partnership Limited ("TGPL"). Ownership of the properties will be transferred to TGPL upon practical completion or Golden Brick. Please note that VAT is only payable on the land purchase element of the contract. The build element of the contract is not subject to VAT.

Description
This is a works contract. It is driven by the completion of the works on site rather than a calendar date - therefore can be extended at the Employer's discretion until such time as the works are complete. There is also a requirement to secure planning (Reserved Matters) approval before the build can commence, which will influence the delivery programme.

Options

Description
Whilst the number of homes to be built are capped at 60 through planning, the mix of the house types could change (e.g. swapping a 2 bedroom house for a 3 bedroom house) through the planning (Reserved Matters) process which could change the £/sqft cost and contract value. Any delays to the planned (Reserved Matters) approval beyond 12 months will incur build cost inflation until planning approval is secured which will increase the stated contract value.
